GENERAL CONTRACTING
Our specialty service is Architect-Led Design/Build, but we are able to provide traditional General Contracting services for any type of project. Our General Contracting and Construction Management Services include project management, budgeting, scheduling, bid procurement, value engineering, sub-contractor coordination, constructability reviews and obtaining permits. We can provide on-site construction Superintendents and Construction Managers to supervise construction work for any type of project. Alternately, we can provide a standalone service as an impartial Owner’s Representative for any project.
General Contractor Cost Plus Fixed Fee
Keeping a project on schedule and under budget is the primary concern for our General Contracting services. Our standard General Contracting service is set up as a cost plus fixed fee contract, which consists of a fee based on a negotiated percentage. This Owner-oriented format allows for the fee to be fixed and then set aside for the duration of the project. This allows decisions to be motivated by project goals, not general contractor profit.
We utilize an open-book process, which includes site labor, project management and direct pass-thru of field support costs, the balance of which is returned to the owner at the end of the project. Contingency allowance for unknown construction conditions is established at the beginning of the project and utilized only with Owner approval. Any unused balance is returned to the owner at the end of the project.
Although we specialize in the Architect-Led Design/Build delivery method, we are able to provide Standalone General Contractor services. Typical General Contractor services are outlined below, but the individual services can be offered as a menu of services that can be tailored to fit your specific project needs.
